Le Fontanelle is an extraordinarily fascinating villa where rural Umbrian tradition has been used within a modern architectural project based on luxury, elegance and comfort. An amazing example of contemporary rural architecture, where each single element and detail has been especially planned and created. Spacious and light indoor areas, classic openings that have innovative dimensions and proportions, allowing a fluid dialogue with the natural surroundings. The fusion of architecture and landscape can be felt in every corner of the building. The project was born from a passion for Umbrian nature and the desire to create a 'buen retiro' whilst carefully considering appearance, comfort and functionality. Le Fontanelle is, without a doubt, a dream house for those who wish to 'live' nature to the full whilst enjoying the benefits of an elegant abode where luxury and design have been simply and naturally considered. The villa is rich in beautiful art-work, good-taste and technological appliances- making it ideal for any numerous family.

OUTSIDE SPACES
A carefully tended lawn borders naturally with the surrounding fields ( 2 hectares), that are full of native plants and trees. The woodlands seem to embrace the property on one side, and on the other side we can enjoy the amazing views of the surrounding hills, woodlands, villages and the Martani Mountains.

The sunny pool faces these views, and sits on black and grey stone tiles, with one side flowing onto the gentle slopes below. A large porch, from which french windows lead to the sitting room, the dining room and the kitchen, makes a very comfortable outdoor sitting area with chairs and a coffee table and a large dining table that seats 14 people ( and barbeque).

The main entrance is on the opposite side of the villa.

GROUND FLOOR � entrance is through solid wood framed French windows which lead us to the beautifully furnished living area. Four French windows open onto the garden and we can immediately tell that we are in a very special place: contemporary but warm and welcoming at the same time. An impressive curtain divides the sitting room ( which consists of a central fireplace, a large sofa, leather armchairs and TV ) from the dining room which has a large table that seats 14 people, benches and velvet cushioned chairs. Modern and classical art sit side by side in perfect harmony throughout the property, in a game of balance between natural light and indoor spaces. The boldness of the straight lines used in the design is broken by an imposing helical staircase which is certainly the main architectural feature. Every piece of furniture, object and minor detail has been studied, planned and made with incredible care, using only the best available prime materials and fabrics. We can notice the soft elegance of the neutral coloured linens which surround the windows and doors, the fabrics used for the sofas, the warmth of the persian rugs and the great attention that has been paid to the lighting elements, all of which have been chosen with care from some of the most significant Italian designers. The dining room leads to a large kitchen, characterised by modern and essential details with straight and rigorous lines that give a sense of cleanliness. High tech chromed steel integrates perfectly with the black marble work surfaces and the warmth of the natural materials in an appealing chromatic dialogue. There are two work/ preparation areas, one is a central island with a two-tone work surface, a 5 hob cooker encased in black marble and a a wooden bench with 12 stools. On the opposite side of the kitchen, underneath a large window ( from which we can admire a beautiful view) we have a double sink, and a single strong flame hob, a beautiful fireplace for grilling and barbequeing and a wall covered in shelves and cupboards with every kind of electrical appliance. Extra large oven, microwave, extra-large fridge / freezer with 2 chilled cabinets full of wine that is available to buy, dishwasher. One door leads to the larder, wine cellar and utility room ( with washing machine and dryer), and another leads to the staff lodgings. A french window opens onto the outside eating area underneath the porch.
A door leads from the dining room into a hallway with cloakroom and wardrobe, and leads to bedroom 5 : a television room with a double sofa bed and a window which looks out onto the garden and a bathroom with shower.

UPSTAIRS
The sinuous helicoidal stairway leads to the upstairs sitting room, which has a large plasma screen TV, a corner fireplace, a large and comfortable sofa and various chairs. The cow pouf in the centre of the room, along with the modern art along the walls dominates the space making this room fun and welcoming.

From the upstairs sitting room, we can enter the master bedroom � a spacious room enhanced by a sensual leather floor. The room is preceded by a walk-in wardrobe with sliding doors, a luxurious en-suite bathroom which is covered in golden stone.
From the opposite side of the sitting / TV area, we can follow a hallway to the remaining bedrooms, 2 of which have double beds, and one has bunk-beds that are perfect for children. Each bedroom has its own bathroom.
