Easily accessed down a path close to the car park which brings you to the back door opening into the fully equipped kitchen. From the kitchen is the hallway with front door and entrance to the lounge and dining room, two rooms knocked into one. A comfortable spacious room with an inviting wood burner, L shaped sofa, large dining table and of course the fabulous view of the river.
At the front of the property is a terraced patio area with seating where there are glorious river views across to Fowey and Bodinnick.
Upstairs to the large family bathroom with modern white suite. Also on this floor are three bedrooms, a double room with river views, one with full size bunk beds and river views and another with views over the terraced garden with zip and link beds which can either be a superking or twin beds - please state your preferance at the time of booking. Then up to the third floor; the staircase is a little steep but what a room! A king size double bed with en suite shower room which is light and airy and again having fabulous water views.
From the kitchen door is a courtyard with access to a utility room, complete with washing machine, tumble drier, wc and hand basin, along with the oil fired boiler which provides hot water and full central heating. From the courtyard are steps to the rear garden which has a sun terrace and dining terrace with barbecue. Both terraces have views across to Fowey.
A large family friendly house where you can enjoy the peace and tranquility Polruan has to offer with the two village pubs, shop and beach all within easy walking distance. Fowey, The Eden Project, Looe and Polperro are all within easy travelling distance.
4 Bedrooms sleeping 6 or 8 if you use the bunk beds. Bed linen and towels are included. The house benefits from full oil fired central heating and additional underfloor heating in the bathrooms, kitchen, and hallway. Along with the wood burner this makes for a very warm and cosy house in the winter.
